Guide to Buying a Leasehold Villa in Bali for Investors

Bali villas can look simple from the outside: a beautiful pool, tropical architecture, strong rental photos, and a location that sounds familiar. For investors, the decision is more technical. The strongest purchase usually comes from understanding the ownership structure, contract term, documents, zoning, realistic rental yield, and how easy the asset will be to resell later.

Leasehold means the buyer purchases the right to use the property for a defined period, commonly 20 to 30 years, with extension terms depending on the agreement. Investors like leasehold because the entry price can be lower than freehold, especially in popular locations such as Canggu, Pererenan, Bingin, Uluwatu, and Ubud. The key question is not only the remaining years, but whether the extension terms are clear, transferable, and commercially reasonable.

Freehold, often associated with Hak Milik, is a stronger ownership form but has restrictions for foreign buyers. In practice, international investors often need to understand structures such as PT PMA, Hak Pakai, Hak Guna Bangunan, or long lease agreements. Each structure has different rights, responsibilities, and risks.

Before making an offer, documents should be reviewed early. At minimum, buyers should ask for certificate copies, land boundaries, zoning or spatial planning notes, building permits or approvals, tax records, lease agreement drafts, extension clauses, access road confirmation, and proof that the seller has authority to transact.

Location changes the investment logic. Canggu and Pererenan often attract lifestyle tenants and short-stay demand, but traffic, access, and neighborhood density must be checked carefully. Uluwatu and Bingin can offer strong tourism appeal with ocean positioning, while Ubud works well for wellness, retreat, and longer-stay concepts.
